The Planning Division is responsible for Current Town Planning, Long Range and Special Project Planning, and Public Outreach programs affecting planning and building within the community.
Current planning consists of scheduling, review, and evaluation of proposed development projects; assistance to applicants regarding code compliance issues; and staff assistance to the Historic and Architectural Review Commission (HARC) and Planning and Zoning Commission (P&Z). Current planning also includes PUD review, Subdivision review, as well as other special review procedures. Planning staff also administer the Town's Historic Preservation Program and maintain the Telluride Historic and Architectural Survey (a listing of all historic buildings in the Town).
Long Range and Special Project planning include Town Master Plan Updates, Town Annexations, Development and Implementation of Regional Planning Efforts, Rezoning Considerations, Streetscapes Development, HARC and P&Z Commission Training, and Grant Acquisition Management.
Public outreach involves the dissemination of the Town's planning documents such as the Land Use Code, Master Plan, Affordable Housing Guidelines, Design Guidelines for Building in Telluride, Energy Efficient and Environmentally Responsible Building Code, Green Building Resource Guide, Streetscape Design Standards, and Design Standards & Construction Specifications that are currently undergoing revision. As well, public education efforts such as co-sponsored Historic Preservation in Telluride workshops for interested residents, builders, and the development community.

Telluride enjoys a community rich in historic resources. In recognition of the challenge of preserving this legacy, the Town of Telluride and its Historic & Architectural Review Commission have established the Preservation Awards program. Awards are presented annually to compatible additions, rehabilitation & restoration, continuing preservation, and infill projects that have displayed outstanding commitments to historic preservation and compatible building techniques within the Town of Telluride. Awards are based on a commitment to preserving Telluride’s historic resources, enhancing the overall design of the community and protecting the traditional character of the town. The nomination period for the 2009 awards cycle will end January 31, 2010. |

Design Guidelines for Building in Telluride
The criteria used by HARC to evaluate the appropriateness of a project. The Guidelines also contain a brief history of Telluride, a discussion of architectural styles, a glossary, and a bibliography.
Telluride Affordable Housing Guidelines

Design Standards & Construction Specifications (it will take 1-2 minutes for this to load)
Contains the standards for orderly construction of those aspects of development known as "public improvements", e.g. water and sewer lines, curb and gutter, drainage, surfacing and paving, etc. in reference to major subdivisions and major PUD's. As of 12/2009, this document is under revision.

HARC generally meets once each month, with additional special and semi-monthly meetings scheduled as necessary. Regular meeting dates are subject to change. Please refer to the Town of Telluride Land Use Code and the Design Guidelines for Building in Telluride for specific information with regard to development review including new construction, additions, alterations, demolitions, signs, fences, landscaping, and extensions of Certificates of Appropriateness. Aditionally, the Land Use Code provides specific information with regard to the requirements for HARC application submittal and public notice.
