Town Seeks Qualified Entities to Lease Voodoo Commercial Space

Request for proposal opens with a submission deadline of Monday, July 8

(June 7, 2024)—Telluride, CO --- During this week’s regular meeting of Town Council, a draft request for proposal was approved with minor changes by Council for issuance today, Friday, June 7, 2024. As such, the Town of Telluride is seeking proposals from experienced and qualified entities interested in leasing and tenant improvement (TI) of the commercial space in the Voodoo Affordable Housing Project. 

The commercial area in the Voodoo Project includes approximately 3,000 gross square feet of space located on the ground floor, fronting Willow Street and Pacific Avenue. The space will be delivered with essential utilities and systems, while tenants will complete the final finishes like flooring and lighting. 

The Telluride Housing Authority (THA) will lease the Voodoo Commercial Space to a selected bidder, with lease terms and rates set at the time of signing. The triple-net terms will include a lease rate of approximately $35 per square foot per year, plus additional costs such as property taxes and maintenance. Final rates will be determined based on actual costs. Construction of the commercial space is scheduled to be complete by September 15, 2024, although tenants may be able to begin tenant improvements before this date. 

The RFP includes a description of the desired project objectives, requirements, and instructions for submitting a proposal. Notable dates include: 

  • Wednesday, June 12, 2024, by 4 pm MDT: Email Intent to Apply 
  • Tuesday, June 18, 2024, 4:00 pm MDT: Mandatory Pre-Proposal Meeting (Hybrid)
  • Monday, July 1, 2024, by 4:00 pm MDT: Deadline for Final Questions
  • Monday, July 8, 2024, by 4:00 pm MDT: Proposal Due Date

Town of Telluride staff and two representatives from Town Council will review and evaluate the proposals during the week of July 8, 2024. Town Council will review and approve the final tenant selection at the regular meeting on Tuesday, July 16, 2024.

La ciudad busca entidades cualificadas para arrendar el espacio comercial de Voodoo

La ciudad unifica departamentos, proyectos e iniciativas con un nuevo logotipo, aspecto y sensación

(7 de junio de 2024) - Telluride, CO --- Durante la reunión ordinaria de esta semana del Consejo Municipal, un proyecto de solicitud de propuesta fue aprobado con cambios menores por el Consejo para su publicación hoy, viernes 7 de junio de 2024. Como tal, la Ciudad de Telluride está buscando propuestas de entidades experimentadas y cualificadas interesadas en el arrendamiento y mejora de inquilinos (TI) del espacio comercial en el Proyecto de Vivienda Asequible Voodoo. 

El área comercial en el Proyecto Voodoo incluye aproximadamente 3.000 pies cuadrados brutos de espacio situado en la planta baja, frente a Willow Street y Pacific Avenue. El espacio se entregará con los servicios y sistemas esenciales, mientras que los inquilinos completarán los acabados finales, como el suelo y la iluminación. 

La Autoridad de la Vivienda de Telluride (THA) arrendará el espacio comercial Voodoo a un licitador seleccionado, con condiciones de arrendamiento y tarifas fijadas en el momento de la firma. Los términos de triple neto incluirán una tasa de arrendamiento de aproximadamente $ 35 por pie cuadrado por año, además de los costos adicionales, tales como impuestos a la propiedad y mantenimiento. Las tarifas definitivas se determinarán en función de los costes reales. La finalización de la construcción del espacio comercial está prevista para el 15 de septiembre de 2024, aunque los inquilinos podrán comenzar las mejoras antes de esa fecha.

  • Lunes, 1 de julio de 2024, antes de las 4:00 pm MDT: Fecha límite para las preguntas finales
  • Lunes, 8 de julio de 2024, antes de las 4:00 pm MDT: Fecha de vencimiento de la propuesta

El personal del Ayuntamiento de Telluride y dos representantes del Consejo Municipal revisarán y evaluarán las propuestas durante la semana del 8 de julio de 2024. El Consejo Municipal revisará y aprobará la selección final de inquilinos en la reunión ordinaria del martes 16 de julio de 2024.
